Choose the right registration
A sales representative works for a land agent and must register with Consumer and Business Services (CBS). The current qualification option requires 19 specified units spanning Certificate IV and diploma study. Any 18-unit CPP41419 package should not be assumed sufficient.
A property manager has a separate registration pathway. A registered sales representative who also manages property needs the property-management condition added. Registered land agents do not need separate representative or property-manager registration.
The standalone property-manager option lists 13 specified units. The option for an existing registered sales representative adding property management lists eight units. These are role-specific unit requirements, not automatically a full Certificate IV award.

Ask CBS which route matches your duties and prior training. Auction work has additional requirements. The name on a course advertisement does not establish your authority to work.

Training while supervised and later progression
Under-supervision registration can allow training to be completed within 12 months. Evidence of enrolment is required. After completing the required training, apply and pay to remove the condition. A course enrolment alone does not create registration.
The approved supervisor must accompany the supervised work in person; online supervision is not enough. Check the permitted supervisor category and scope of duties before accepting work. Property-manager applicants must be at least 18. Suitability and police checks also apply.
A land agent carries on the business. The current Option 1 training list contains 36 units across Certificate IV and diploma study. Other accepted routes differ. Police, financial and suitability checks form part of the application.
The national CPP41419 award requires 18 units, five core and 13 electives. South Australian occupational requirements are a separate check and can require additional units. Get the exact CBS unit list and ask the provider to map its offer against it.
Make the offer fit your life and budget
Check the RTO’s registration and course scope, then ask whether it has a current South Australian offer for your chosen role. Request a list of units and the award or statements of attainment you will receive. No provider intake or price has been verified here.
- Are all required CBS units included, or are some sold separately?
- Can completed units count towards later study? What evidence is needed?
- What practical assessments, live sessions and participants must I arrange?
- If I plan supervised work, can the study schedule meet my registration deadline?
- When can I contact a trainer and how quickly will work be marked?
- What happens if I need more time or a further assessment attempt?
Ask for tuition, materials, assessment, resubmission, extension and travel costs in one written quote. Keep course charges separate from government application and registration fees. A shorter unit bundle and a full qualification are different purchases.
Read payment, withdrawal, refund and complaints terms before paying. Confirm whether future instalments remain payable after withdrawal. Keep written support promises and all important documents. Ask the provider to explain any unclear condition.
